Paint Quality
We do not use builder grace cheap paint. These types of paints are hard to touch up, are not cleanable, and can change color over time. So if you plan to hold and rent the property, you will have a higher turn over cost when a tenant moves out. Grace Contracting uses 10 grades higher paint that is washable and touches up even years down the road. This can save you thousands in painting cost when you have a move out. This is not something we charge more for, it's just they way we do business. It has been passed down though generations to do whats right and don't save a buck and risk quality. We don't want you as a one time client, we want you as a every time client. Putting whats right over profits is the Grace way.

Fixtures
Any GC can run to home depot and get a builder grade faucet, light fixtures and other supplies. At Grace Contracting our crews do not buy the items going in your project, everything is purchased with great care and concern of putting the best looking product in your project while keeping the budget on target with competition that uses subpar finishes. We search for upgraded products that we can get a discount on (last of a certain type of faucet, over stock light fixtures, buy in bulk discounts, etc.) Then we pass the savings on to you by providing a nicer looking finish to your project with a budget/builder grade price.

Estimates
Grace Contracting uses state of the art software that allows us to bid most projects on the spot with accuracy and precise pricing. This software also allows you to get weekly updates on your project, sign any paperwork needed, submit payment and much more. Not only do client like the software but hard money lenders love working with Grace. Our detailed scope of work is broken down by room and each line item is separate, this helps you see whats done and the balance to
request from a lender. It's another way Grace Contracting helps save you time and money.

True Cost
You have all heard the horror stories of a GC that provides a low estimate to get you to purchase the property and use their services and it all seems great till the CURSE of the CHANGE ORDERS start coming in. They did not include some standard items that you need to flip or hold the property. This can really sink a deal for you and cost time and money you don't have. In a lot of cases this is done intentionally and is very unethical. Grace Contracting is very proud of the fact that we have a extremely low change order percentage. At Grace Contracting 89% of our projects close out with in 2% of the budget. 6% our change orders that client has decided they want as we are finishing( cosmetic items not needed) and 5% is change orders due to plumbing sewage lines that we can not see on a typical estimate or because of foundation repair.
